The transaction on 39 S 23rd St is going to close in one or two days. At this point, as the selling agent, I would like to thank you for everything you did during the transaction.
 
I sold 45 homes in 2009, most of them were REOs. Compared to all other agents I have worked with in these transactions, you are obviously on top and you impressed me deeply.
 
From the very beginning of the transaction, I could tell that you are a very responsible person. You did not just send a message to inform us that the offer was either accepted or rejected. Instead, you called me to confirm that the buyer was serious and would like to move on. 

You care about buyers. In your contract package, I was surprised to see a contractor list. It was my first time to see a contractor list in the contract package. You are not just selling a home; you really care about the one who will own the home. Generally speaking, it should be my responsibility. You've done it for me. Thank you! You also put a schedule for the transaction in the package. It was a very useful reminder for me and my client.

Another thing I would like to mention was your closing cost table in the addendum. Sometimes I had difficult experiences discussing the closing costs with listing agents and escrow officers, especially those customized items. Some sellers simply refused to pay the escrow fee, which is customized to be paid by sellers in Santa Clara County.  These incidents have caused conflicts between the buyer and seller,  and can be quite challenging. In your addendum, I found a very detailed closing cost table. Every item that the buyer should pay was mentioned upfront. It saved a lot of my time and made the deal go smoothly.

It is really a happy experience for me to work with you because you treat me as a partner and friend. I hope I will have the chance to work with you in the near future.
